How do I know the transaction is legal and backed?
All our transactions are handled through title companies in Texas, which are regulated entities. They verify the title, ensure it is free of legal issues, and record the transfer. Contracts are signed under Texas law, notarized, and you receive a Deed of Trust as legal backing.
What do I need to invest?
Requirements are minimal. You only need the ability to pay the 5% down payment and provide your full name, address, email, and phone number. We do not require credit checks or background checks.
What is a title company?
A title company is a regulated entity that investigates and insures the property title. They make sure the seller is the rightful owner, the land is free of legal issues, and they officially record your deed with the county.
What are the financing terms?
Financing is available for up to 10 years at a fixed 10% annual interest rate.
What is the minimum down payment?
The minimum down payment is 5% of the property price.
Can I pay cash instead of financing?
Yes. Paying cash gives you a 5% discount on the total purchase price.
Are there any restrictions on the land?
No. Our land is unrestricted, which means you can use it to build, farm, raise animals, place a trailer or RV, or for commercial purposes, as long as it is legal.
Can I resell my land after buying it?
Yes. You can sell your land at any time. If you financed it, you simply need to pay off the remaining balance first, and then you are free to resell.
How much are property taxes each year?
Each year the county assesses the land's value and sends you the tax bill. The amount varies by county and assessed value, just like any other real estate in Texas.
Are the properties in flood zones?
No. We only buy properties outside FEMA floodplains, so they are not in flood zones.
Can I pay off my land early?
Yes. There is no prepayment penalty. You can pay off your land anytime and save on interest.
What legal document do I receive after full payment?
Once the land is fully paid, you receive a Warranty Deed recorded with the county, making you the complete and official owner.
What happens if I stop paying?
The property serves as collateral under the Deed of Trust. If you default, the land reverts to the seller, but your credit score is not affected since we don't run credit checks.
Do I need to be a U.S. citizen to buy?
No. Anyone, including foreign buyers, can purchase land in Texas.
Can I visit the land before buying?
Yes. We provide the exact location and you are welcome to visit the property before closing.
What utilities are available on the properties?
All properties include electricity access and road access. Many also have water available.
Can I place a mobile home, trailer, or RV?
Yes. Because the land is unrestricted, you can place mobile homes, trailers, or RVs.
Can I farm or keep animals on the land?
Yes. Many buyers use the land for farming, gardening, or raising animals such as horses and cattle.
What is the typical lot size?
Most of our lots are 10 acres (around 40,000 m²), though size may vary by project.
What type of contract is used?
We use a Deed of Trust, which records the property in your name from the start and sets the financing terms under Texas law.
